New Residential Developments Coming To Clinton
Trace Pointe Subdivision Breaks Ground
(September 28, 2020) Developer Bruce Kirkland has broken ground on the new Trace Pointe subdivision at the corner of Pinehaven Drive and Arrow Drive. The new neighborhood fills the current green space with much needed single-family residential space along Arrow Drive. House sizes will be similar to those in the adjacent Indian Trails subdivision. In all, just over 20 new homes will occupy the new neighborhood once completed.
Clinton opens the door for new neighborhoods and mixed use development
New developments are coming to Clinton following approvals given during the February 4, 2020 Board Meeting.
Mayor Phil Fisher and the Board of Aldermen took action to approve a request by VTW Investments to rezone several parcels of land along the Clinton Parkway to allow for a multi-million dollar mixed use development with approximately sixteen single family homes and commercial buildings with residential units.
Clinton officials rezoned the area from C-2 to Olde Towne Mixed Use to match the adjacent properties along Monroe Street to the west of the development. Investment in the area will bring redevelopment to the older neighborhood along Monroe Street. Designs of the residences will reflect the character of the neighborhood and bring a small walkable, livable neighborhood to the north end of the historic Olde Towne District. Designs of the homes will reflect the existing Spring Hill neighborhood on Lawson Street in Olde Towne Clinton.
Preliminary plat approval and final construction documents must be submitted prior to construction, but officials tout the new development as an important step in providing new houses for retirees and millennials seeking the benefits of single family residential in the heart of a mixed use area.
Officials also approved the preliminary plat to Trace Pointe LLC., for the new Trace Pointe subdivision at the corner of Pinehaven Drive and Arrow Drive. Approval of the site plan fills the current green space with much needed single-family residential space along Arrow Drive near four schools. House sizes will be similar to those in the adjacent Indian Trails subdivision.
Currently under construction in Olde Towne is the $12.5 million Hillman Commons lofts and mixed use development that will bring 90 one, two and three bedroom lofts to the heart of the City.
Coupled with the approved plat for Brookfield Subdivision’s 167 homes, pending preliminary plat approval for approximately 300 new homes in Horseshoe Bend, continued construction in Windsor Plantation and Cedar Hill Place, Clinton is primed to welcome hundreds of new families to the City.
Expansion of residential inventory is an important part of recruiting young families to Clinton’s award winning schools, historic charm and walkable entertainment/shopping area of Olde Towne.
According to Gabriel Prado, Director of Economic Development, Clinton is already seeing the economic benefits of Continental Tire begin to multiply. “New residential investment has piqued the interest of national developers who are now eyeing Clinton as an important retail anchor in Central Mississippi,” Prado stated.
Addition of residential units benefits continued efforts to recruit new retail developments throughout the City. Retailers are continually evaluating communities for new growth in the residential market prior to making a retail investment. “Retail follows rooftops” is a mantra often heard by developers.
